In the vast majority of cases, you do not need planning permission to install a swim spa in your UK garden. Swim spas are classified as portable equipment rather than permanent structures and are covered by your existing permitted development rights.
Permitted Development Rules
- Swim spa must be to the rear or side of your property — not in front
- Must not occupy more than 50% of the total garden area
- If within 2m of a boundary, any shelter/structure must not exceed 2.5m height
- Must be for domestic use only
- The swim spa is self-contained and removable — not a permanent structure
When You Might Need Permission
Listed buildings: Any external changes typically require listed building consent.
Conservation areas / AONBs: Permitted development rights may be restricted. The swim spa may be fine, but associated structures like a pergola or decking could trigger requirements.

Building Regulations
